Priya relocated to Calgary from Toronto in 2016 — so when she works with clients making the same move, she's drawing from personal experience, not a brochure. She knows what it's like to sell a condo in the GTA, deal with the timing gap, and figure out what Calgary's market actually looks like from the inside.

Her practice splits roughly 60/40 between relocation clients (mostly from Ontario and BC) and investment property buyers. For relocations, she handles the logistics that trip people up: bridging finance when the Ontario sale hasn't closed, qualifying on Alberta income when you've only been employed here for two months, and explaining why your Toronto pre-approval doesn't automatically transfer.

On the investment side, Priya has put together financing for clients building small portfolios of two to four rental properties in communities like Saddle Ridge, Cornerstone, and Redstone — where the numbers actually work. She knows which lenders will count existing rental income and which ones won't, and she's upfront about the 20% down requirement on non-owner-occupied properties.

She works with ATB, Servus, MCAP, and several monoline lenders. Her office is in the NE, but she covers the entire city and has a particular depth of knowledge in Calgary's newer suburban communities.
